as elsewhere in the province, local home sales were down and inventory was up in june — but in stark contrast to the rest of ontario, prices in the windsor real estate market continued to climb.
the average monthly sales price ($582,131) rose 2.97 per cent in june compared to may and sits at 2.97 per cent higher than june 2024 ($565,320).
“we were down five per cent in sales and inventory is up 12 per cent, but the average sales price is pretty much where it was last year,” said windsor-essex county association of realtors president julianna biondo.
“what i see is a trend towards where we were in 2024.
“we’re in a balanced market for the past three months. we have about four-and-a-half months of supply.”
the price stability is in stark contrast to much of the rest of ontario, particularly in the greater toronto area where home prices have declined 5.5 per cent this year. in contrast, the average local sales price for the year to date rose 0.5 per cent to $571,584.
“overall, the windsor-essex market is in a healthy position,” biondo said. “windsor-essex is a unique spot.
“we’re affected by what’s going on in the u.s. and we’d like to see that resolved, but we also seem to be insulated from what’s happening in the gta. we’re operating in our own pocket or market.”
last month, there were 471 homes sold compared to 491 in may. inventory also rose by 142 homes to 1,339.
as prices rise in windsor, however, biondo said affordability continues to be one of the driving forces holding back buyers.
“buyers are really looking for value,” biondo said, adding affordability is the biggest factor impacting the local market): “it’s not just housing — life is more expensive.”
manor realty general manager rob agnew said the buyers’ focus on value is reflected in the lower end of the market seeing more availability and cheaper prices.
